Continuing in a similar manner as most of 2016, single-family and condominium sales prices reported by the Dayton Area Board of Realtors Multiple Listing Service in November ticked up. November’s activity generated a dollar volume of $179 million, an incredible increase of over 39 percent versus last November.
This translated to an average sale price of $149,014 and a median price of $126,900. These figures were both up over nine percent compared to November 2015.
The number of sales reported totaled 1201, up 27 percent over sales that occurred during the same month in 2015.
Listing entries in November totaled 1,300, down from October’s 1,546. This is normal this time of year as fewer homes are put on the market as the holidays approach. This figure is also down from November 2015 when 1,341 single-family and condominium listings were added to the system.
Year- to-date sales and sales volume also followed a similar pattern as the monthly sales. The 14,861 sales reported was up ten percent compared to last year. A sales volume through November of $2.1 billion was a 16% increase over 2015’s $1.8 billion. This generated an average sale price of $147,380 and a median sale price of $126,500, increases of five percent and four percent, respectively, from 2015.
